Common Commercial Flat Roofing Problems

The flat roofing systems that are commonly used in commercial buildings have their advantages, but their lack of elevation presents a number of significant drawbacks, as well. Blue Sky Roofing, one of the top roofing companies in the state, lists them below.

Damage From High Foot Traffic

Flat roofs provide extra space to what may be a fully-occupied and increasingly cramped building. It’s not uncommon for employees to take quick breaks up on the rooftop. However, the resulting foot traffic subjects your flat roof to daily trauma that may result in punctures and other forms of damage.

A possible solution would be to limit foot traffic on the rooftop, but if this isn’t possible, you should have a roofing contractor periodically inspect it.

Safety Issues 

The ease of access to the rooftop presents another disadvantage: there’s an increased risk of people falling from the topmost floor. This can easily be remedied by installing handrails on rooftops. But for those who are doing a roof replacement or roof installation work, you need to make sure they’re observing the proper precautions and wearing safety equipment.

However, there’d be no need to worry if you’ve hired a reputable contractor, as they’ll always observe these precautions.

Ponding Water 

Flat roofing systems’ lack of elevation allows them to be used as extra space for employees but leaves this type of roof susceptible to ponding water. According to the National Roofing Contractors Association, ponding water is a pool of liquid that’s been left standing for more than two days. The problem with ponding water is that an inch-deep pond weighs 5.2 lbs./square foot. The added weight, along with those of the employees frequenting the rooftop, can lead to a roof collapse.

The best way to prevent ponding water is to have an experienced and certified contractor check if the roof drainage system is working properly.
