TPO: A Reliable Commercial Roof

Out of all the materials available for commercial roof installation, thermoplastic vinyl is at the top of the list for many property owners. The single-ply membrane costs the same as EPDM and PVC but surpasses both materials in terms of durability and longevity.

Blue Sky Roofing discusses in-depth what makes TPO a reliable commercial roof.

Thermoplastic Vinyl

Introduced early in the 1990s, TPO was manufactured as an affordable alternative to PVC, which was then the most commonly used rubber membrane for flat roofs. Unlike other single-ply membranes, TPO actually has three distinct layers: the polymer base, a polyester-reinforced scrim and the thermoplastic polyolefin-compounded top ply.

During roof replacement, TPO is applied in large rolls that vary in thickness and size. It can be fully adhered, ballasted, or mechanically fastened with the seams hot air-welded together to form a robust waterproof bond.

A Durable Roof

TPO boasts higher durability and tear resistance compared with other rubber membranes. It also resists punctures and mold growth and doesn’t accumulate as much dirt, unlike other roofs. What’s unique about TPO is that it’s flexible and can easily adapt to the movement of the building as it settles in its place.

This single-ply roofing membrane also handles thermal expansion and contraction better, which means it will last longer than similar thermoplastic and rubber roofs. TPO has an average life span of 30 years, but it can exceed that with proper care and maintenance.

Energy-Efficient

Installing a TPO roof can also improve the energy efficiency of the building thanks to its natural heat reflective properties. Unlike other roof membranes, it has a naturally lighter colored roof surface which means it doesn’t absorb as much heat.
